The gate is motion-sensored — on your way out, it will open toward you automatically as you approach.

• No smoking or vaping anywhere on the property — this results in a fine.
• No parties or unauthorized events.
• Keep doors closed to help the A/C run efficiently and keep the Hill Country critters out.
• During extreme heat, keep the thermostat at 72°F or above during the day. Setting it lower won't cool the home any faster and strains the HVAC.
• Close and lock the front door firmly whenever you head out.
• Treat the home with care and respect — thank you for helping us preserve it for future guests.

The ranch runs on a septic system, so we have to be careful about what goes down the drains. Even products labeled "flushable" can clog or damage it.

• Please don't flush: flushable wipes, feminine products, paper towels, or anything that isn't toilet paper.
• Go easy on food scraps in the garbage disposal.

The ranch runs on collected rainwater, so please be conservative with water during your stay. The pressure may feel a touch softer than a hotel or city home — that's completely normal for the property.

• For drinking water, filtered water machines are located in the kitchen and in the Cabaret Barn.

We've installed a robust system for fast speeds throughout the property. Because Starlink is satellite-based, it can occasionally get finicky in heavy clouds, storms, or rain — if you notice a slowdown, it's almost always weather-related and clears up on its own.

1. Download the Sonos app.
2. Open it while connected to the ranch Wi-Fi.
3. Select Join Existing System.
4. Join the system named Deep Eddy Ranch.

• Speakers: Poolside, Living Room sound bar, Master Bedroom, Move 1 (Kitchen), Move 2 (Dining Room), Cabaret Bar, and Cabaret Game Room sound bar.
• The two Sonos Move speakers are portable — feel free to carry them around, but please keep them on the property and return them to their spots before checkout.

• Shut the freezer drawer fully — if it's left ajar, the fridge temperature will climb.
• Oils and spices are in the cabinet next to the stove.
• Coffee, your way: a drip coffee maker (in the tall cabinet next to the fridge — no filters needed) or the Nespresso machine.
• Vacuum, Swiffer, and broom are in the front entryway closet.
• First aid kit and fire extinguisher are in the pantry.
• Extra filtered water jugs are in the pantry.
• Gate openers are in the top drawer by the exterior door — please return them before you leave.

• Blackout blinds, robes and slippers, and sound machines in every room.
• Multi-port charging units bedside.
• Two portable fans live in the closets if you'd like extra airflow.

• Each bathroom has hair dryers, Sachajuan toiletries, a makeup towel, and extra towels and toilet paper.
• Additional towels, linens, an iron, ironing board, and steamer are in the laundry room.

• The grill runs on gas. Turn on the burners and ignite to get cooking.
• Please give the grates a quick clean after use, and turn the gas fully off when you're done.

• Log into your own streaming apps, and please sign back out before you check out.

• Treadmill code: 0139.
• Use the StayatDeepEddyRanch profile, or add your own.
• Give it a minute to connect to the internet on startup.
• Please wipe down all equipment with the disinfecting wipes after use.

• A pool skimmer is behind the privacy fence with the pool equipment.
• Pool lights are on a timer — on at 8 PM, off at midnight.
• The tanning-ledge bubblers turn off automatically at 5 PM. Want them off sooner? Just text me and I can switch them off from the app.
• Pool towels are in the laundry room, in the cabinet under the sink.
• Floaties are in the black storage box behind the grill. Please tuck them back in at night — it gets windy out here and they love to fly away!

Would you like the pool or hot tub heated? Text me directly and I'll get it going for you — no panels or buttons on your end.

• Hot tub — complimentary. I'll heat it in two-hour sessions whenever you'd like.
• Pool — available for $200 per day. Just let me know and I'll take care of the rest.
• Would you like the hot tub jets on? Just text me and I'll turn them on for you.

The key is already in place in the fire pit — just turn it to start the gas and light the flame. Please be sure to turn it off after use.

• Yoga mats are in the gym — please return them there after use.

Before use: please rinse off at the outdoor shower to remove dirt, oil, and lotions.

1. Open the lid and check the water is high enough to flow through the top and bottom hose receptacles in back. If it's low, the fill hose is behind the wellness area.
2. The chiller is in the black box behind the plunge — open the lid and make sure it's powered on via the power button.
3. When you're done, place the cover back on.

Before use: rinse at the outdoor shower first. The sauna heats best with a 45–60 minute preheat. Always sit on a towel to protect the cedar benches, and no shoes inside.

1. Press the power button on the wall-mounted control panel inside the sauna.
2. You'll hear the heater start with an audible "clunk."
3. Let it fully preheat (45–60 min) before entering.
4. Carefully add small amounts of water to the rocks for steam.

• After use: turn the heater OFF and leave the door slightly cracked so the sauna dries properly.

If the sauna or cold plunge isn't working quite right, troubleshooting instructions are on the lid of the black equipment box — or just text me and I'll help.

• Be mindful opening doors and windows on windy days — strong gusts can slam them.
• The Corten steel slider opens all the way for a lovely breeze; it can catch when closing, so just give it a firm push.
• Shut all doors and windows at night, or the wildlife will make themselves at home.
• There are two wall-mounted fans, one large portable fan, and a small fan on the bar for extra comfort.

• Please put pool cues and game pieces away when you're finished.
• Arcade games are plugged in and ready — just press the "on" button on each to play.
• Plastic cups, pitchers, plates, and serving items are in the bar cabinets.
• The trash is on the far-left side inside the cabinets.

Paddles and balls are hanging up in the barn for your use. A few house rules to keep the court in great shape:

• Wear appropriate shoes on the court, and no glass on or near it.
• Return paddles and balls to the barn after playing.
• Please don't drag furniture, chairs, coolers, or sharp objects across the surface.
• Children should be supervised while playing.
• Play respectfully so future guests can enjoy it too.

From the playground and indoor jungle gym to the game-filled barn, there's plenty for kids to explore. That said, this is a rural property — please keep a close, watchful eye on children around the pool, hot tub, cold plunge, sauna, fire pit, playground, upstairs jungle gym, and all outdoor areas. Every space is use-at-your-own-risk and requires adult supervision.

• For our littlest guests: a changing pad, pack-and-play, baby bouncer, Hatch sound machine, and a counter-attaching high chair.
• Need something else? Just ask — we're happy to help.

We're delighted to welcome approved pets. A few guidelines keep the home beautiful and safe for everyone:

• No dogs on furniture, beds, sofas, chairs, or outdoor cushions.
• No dogs in the pool, hot tub, cold plunge, sauna, gym, or on the play equipment.
• Please clean up after your dog anywhere on the property, and wipe muddy paws before coming inside.
• Never leave dogs outside alone at night — wildlife is active after dark.
• Bring your own crate if your dog uses one, especially if you'll leave the property. Please don't leave pets loose and unattended inside.
• Be mindful of barking, out of respect for neighbors and wildlife.

• Leave the sheets on the beds — our laundry team handles the rest.
• Bring all used towels to the laundry room.
• Load any dirty dishes into the dishwasher.
• Close and secure all doors and windows, including the barn.
• Return Sonos speakers, pickleball paddles, pool floats, yoga mats, and any other guest-use items to their homes.
• Close all outdoor umbrellas.
• Turn off all the lights.
• Do one final sweep for personal belongings.

• Water shut-off valve: in the garage by the water softener system — it's the white lever. Turn it to shut off water to the home in case of a leak.
• Main breaker panel: also in the garage, right next to the water shut-off valve.
